We understand modern building science!
Why the emphasis on mold inspections? Mold is a common problem in California, potentially causing health issues for those who live and work in affected structure. Unfortunately, MOST homes are improperly maintained or neglected and most have have construction defects that can lead to mold. We find, on average, that 80% of homes inspected have some type of water damage!!!
Most importantly is that Michael can find the problem, find the mold and determine what the source of the mold is and how to resolve the problem. And, isn't that what you really want? With over THREE decades of building inspections and on-going training and utilizing the appropriate tools Michael is absolutely qualified to solve your mold problem. Mold is a result of a moisture problem, whether it is caused by ground water intrusion, plumbing leaks, roof leaks, chronic high relative humidity, condensation, irrigation or spills, Michael can virtually always figure out what the problem is.

What Is Mold?
Molds are microscopic organisms found virtually everywhere, both indoors and out. Molds breed on plants, foods, dry leaves and other organic material. Also susceptible to mold growth are cellulose materials, such as, cardboard, paper, ceiling tiles, and sheet rock, carpet, air conditioning ducts, etc. Mold spores are easily detached and made airborne by vacuuming, walking on a carpet or sitting on a sofa. They become part of the air that you, your family, pets and your co-workers breathe. Mold spores are microscopic in size and invisible to the naked eye.
How Mold Can Affect Your Health:
When mold growth conditions are favorable indoors, the growth will often result in increased levels of airborne fungal spores, which can overwhelm the body’s natural defenses. Inhalation of such levels of airborne spores can result in allergic or toxic responses. Exposure to mold is not healthy for anyone but infants, pregnant women, and individuals with existing respiratory conditions are at a higher risk for adverse health effects. When inhaled, even in small amounts, mold can cause a wide range of health problems including respiratory problems (wheezing), nasal and sinus congestion, watery and red eyes, nose and throat irritation, skin irritation, aches and pains, fevers, asthma, and emphysema. If you suspect that your property, or a property you are considering purchasing, is plagued with mold growth, call 20/20 ADVANCED PROPERTY INSPECTIONS. We’ll determine the extent of your mold problem, if one does exist, and we can recommend steps for professional removal.
We utilize EM Lab P&K virtually exclusively to process the mold samples. They are an ISO certified laboratory and the leader in the industry for providing mold sampling evaluations.

Our mold testing services focus on confirming the existence of indoor mold growth, the types of mold, and the concentrations of airborne mold spores (it’s important to know what you are breathing).
Type of laboratory samples that our company recommends to test for mold:
+ Ambient air samples (mold spore concentration in the air that you breathe),
+ Wall cavity air samples (air inside of a wall or ceiling cavity),
+Surface samples (direct swabs, pieces of bulk material, tape lift)
